Ryland homes is a relatively new builder to the Las Vegas valley. Price wise they are situated in the middle spectrum, targeting middle class first time buyers and offering a decent product for the money. Currently most of their new homes are located in Mountain's Edge, a large master planned community located in the Blue Diamond area of Las Vegas. Right now they have four neighborhoods of new homes for sale in Mountain's Edge, Ellingwood, Augusta, Cameron and Crestone. The neighborhoods offer some similar amenities (most are gated) and are on pool size lots. Ryland homes is also one of the few home builders to offer rooftop decks on some of their homes.



Right now their homes are priced in low 200's.

And one is not money, what would you need? I know that it seems like you would only need the God given ability to consume mass quantities of alcohol without losing your cookies, but believe me you need more (a large bank account perhaps?). Every trip to Vegas is going to necessitate three basic items, and no it is not food, shelter, and security....

Las Vegas still growing by leaps and bounds. Aside from tourism (and everything related), the construction industry is one of the biggest job markets in the city. Over the years the local union has had to add another chapter to deal with the influx of members. Of course, all that growth comes with a cost. Check out this article about construction deaths in Las Vegas.

So far, it seems that CityCenter is the biggest culprit. Really, it isn't that surprising. The project has construction crews working around the clock to meet their completion deadline. OSHA has been out to the site several times, but no fines have been handed out or god forbid, construction delayed or ordered to stop. Money still talks.

It's not all doom and gloom for lofts in Las Vegas and Henderson. Last month there was an article in the RJ about Vantage lofts in Henderson. The developer had run out of funding and the future of the project, despite being partial finished was in limbo. So it's natural that purchasers would be a little hesitant about buying into a new development.

That hasn't stopped Mike Kennedy of Kennedy Commercial, the developer of Metreon lofts Las Vegas. The first phase of their $33 million mixed-use project is scheduled for completion in June of this year.

The project under construction at Flamingo Road and the Las Vegas Beltway will have twin five-story residential towers, plus leased commercial space. There will also be 14 live-work units in which owners live directly above their offices, workshops or retail businesses (like Juhl). The development just added another tenant, Partell Medical Pharmacy. Other tenants include Sammy's Woodfired Pizza, Einstein Bros. Bagels and FedEx Kinko's.

Units are still available in both towers but are limited.

Another boutique loft community just received it's certificate of occupancy and has commenced sales. The Avenue developed by Wolfson lofts is probably the most exclusive loft community in Las Vegas. The building houses only five ultra luxury residences with commercial space on the first floor. Even the most discriminating buyer would be impressed.

If you are looking for a luxury home in Las Vegas, the choices can be overwhelming. However, this weekend Toll Brothers, one of the premiere luxury home builders in Nevada is having a New Home Expo. The event will be from 10 a.m. until 6 p.m. April 26-27 at the Fairway Hill in the Ridges village in summerlin. The show will show you the latest products and incentives available to buyers at several new-home communities throughout the Las Vegas valley.

Given the current state of the Las Vegas real estate market, there has never been a better time to buy a home. When going to a new home builder however, its prudent to take your own agent with you, someone with no ties to the builder.
